The owners of this 1930s cottage loved their location, but had outgrown the original floor plan. When they called Trace, they gave our Design-Build Team four main goals: build an oversized garage with plenty of room to work on his prized vintage cars, expand and open the kitchen, add bedrooms for their children, and create a sundeck with a view.
This project wasn’t without complications. There were no maps of sewer lines underneath the house. Our team finally discovered the line running four feet above the proposed garage floor. Between this and the steep grade of the lot, we implemented creative solutions and were able to reroute the lines and fix the grade to accommodate the addition. There is no task too daunting for Trace to tackle!
The result was a new, seamless, open floor plan for the whole family to enjoy. We added three bedrooms and a full bathroom, along with an extension to the back of the house which supplied extra square footage to both the garage and kitchen. We resurfaced most of the exterior with red brick seamlessly matching the front of the home. The addition also included new outdoor living spaces featuring a tucked-away deck nook just outside the kitchen with a custom spiral staircase leading up to a sundeck complete with a nearly-limitless panoramic view of Nashville.
